The perfect Getaway

  • A modern detached family house within the vineyard grounds, in a stunning location surrounded by beautiful countryside on the South Shropshire/Welsh border. With a large patio and garden, the property is within 1 mile of the village of Churchstoke and just 3 miles from the charming county town of Montgomery.

    The accommodation has been thoughtfully laid out and is a real ’home away from home’, with all you need to make your stay memorable. Comprising of three bedrooms all with en-suite shower rooms (1 twin, 2 king), two reception rooms, utility room and a separate toilet all fitted out to a very high standard.

    There’s a woodburner in the sitting room. Underfloor heating, bed linen and towels are provided. There is a large Freesat SmartTV in the lounge. The spacious modern kitchen includes an electric oven and grill, with a warming draw plus microwave, a ceramic hob, fridge freezer, a dishwasher and a microwave. In the utility room you will find a washing machine, tumble dryer and a second sink. Outside by folding doors lead to a patio area and garden. Private parking with access to the vineyard

  • Kerry Vale vineyard is located on the A489, between Churchstoke and Newtown – which is one of the main routes to the coast and Snowdonia. It is 3 miles from the charming historic town of Mongomery, 9 miles from Welshpool (location of Powis Castle and Gardens) and the nearest railway station. The County town of Shrewsbury and the popular historic market town of Ludlow are both about 25 miles away. It’s 55 miles from the M54 / M6 Junction. The pretty village of Churchstoke is just over a mile away, and here you will find a large Co-op shopping centre with various outlets including a post office and petrol station.

    The vineyard is situated on the south-facing valley floor of the river Caebitra close to where it joins the Vale of Kerry. To the east of the property is the popular South Shropshire Hills designated an ‘Area of Outstanding Natural Beauty’ to the east lies the striking rural hills and market towns of Powys. Offa’s Dyke long distance footpath passes close to the property.

    Christmas & New Year Weeks: These may differ from normal changeover days, depending on which day of the week Christmas Day and New Year's Day fall. Whatever your preferred start date, do ask - we'll try to accommodate!

    Deposit/Balance
    A deposit of 10% is required.

    The payment balance is due 8 weeks in advance; payment in full is required for bookings made less than 8 weeks prior to the start of your holiday.

    Booking Confirmation
    Once we’ve processed your booking and deposit, we'll send you confirmation of your booking (usually by email). Then, when payment has been received in full, you'll be sent full details of the property including the address and directions.

    Arrival and Departure
    Arrival time is 3pm. Please vacate the property by 10am on the day of departure.

  • The surrounding countryside is perfect for anyone looking to get back to nature and enjoy some of the most delightful walking country in the UK. There are plenty of trails for all abilities, from the long distance Offa’s Dyke and Shropshire Way to some lovely, shorter, circular strolls around Montgomery, Sarn and Bishops Castle. Llanrhaedr waterfalls, Erddig and Chirck Castle are within an easy drive. The fabulous Stretton Hills and market towns of Shropshire are half and hour or so away. The Welsh coast is about one and half hours by car – or you could go by train from Newtown and enjoy the scenery, the train journey up the coast is well worth the effort.

    There are numerous friendly pubs in the area at which to rest and enjoy a pint of locally brewed ale and some delicious home cooked food.

  • The Agreement: The rental agreement is between the Guest and Kerry Vale Vineyard The contract is deemed to have been made once the Guest has paid a deposit and Kerry Vale Vineyard has dispatched a confirmation of booking. The guest must be over 18 years of age at the time of booking.

    Booking: The Guest who makes the booking is deemed to have agreed to these Terms and Conditions will be responsible for all persons included in the booking and should ensure that they are all aware of these Terms & Conditions. Kerry Vale Vineyard reserves the right to decline any booking or refuse to hand over a key to any person who has not complied with these Terms & Conditions.

    Payment: For bookings made more than 6 weeks before arrival, a deposit (part payment) of 25% of the total cost of the holiday, is required. The balance is due 6 weeks before the holiday commences. For bookings made less than 6 weeks before arrival, the total amount is payable in full on booking.

    The Guest agrees to pay the balance of the payment SIX (6) weeks before the holiday is due to start. Email reminders are sent, but delivery cannot be guaranteed. Where a guest fails to pay their balance by the due date the booking may be cancelled and the deposit retained.

    Cleaning: The Guest is responsible for leaving the accommodation in good order and in a clean condition; otherwise a cleaning charge will be levied. Please note that the convention for UK Holiday cottages is that guests are expected to leave the property in a similar state to which they find it (reasonable cleaning excepted). Please abide by this convention so we can continue to provide good value for guests.

    Number of People using Holiday Accommodation: Kerry Vale Vineyard permit the Guest and members of the guest's party (but no one else) to occupy the property for holiday purposes only. The Guest must declare the correct number of additional guests during booking and, if this changes, must inform Kerry Vale Vineyard before the rental commences of any change. No more than six persons may occupy a property unless by prior written agreement with the Agent or Owner. Extra charges may be applicable if the number of guests differs from the number on the booking.

    Arrival/Departure: The property is available for occupation from 3.00 pm on the first day of the holiday and must be vacated by 10.00 am on the last day.

    Cancellation or Changes by the Guest: Once the holiday is booked the Guest has entered into a legally binding contract. If the Guest cancels, for whatever reason (including medical and weather related) then no refund of the deposit will be due, and within 6 weeks of the holiday no refund of the full balance is due. A holiday cancellation protection plan should be taken out to cover forced cancellations.

    Cancellations must be notified in writing (including by email) to Kerry Vale Vineyard immediately. Kerry Vale Vineyard will endeavor to re-let the property and if successful may at their discretion allow the guest to transfer to alternate dates and/or accommodation for a £20 administration fee plus any other expenses incurred in re-letting. The expenses incurred in re-letting will be at the discretion of Kerry Vale Vineyard

    Once a booking has been accepted holiday dates may be changed providing the property is available for the new dates and Kerry Vale Vineyard is agreeable to the change. A £20 re-booking charge will be payable.

    We recommend and expect that the guest will have or will take out a holiday insurance policy (which includes cancellation insurance covering sickness and unavoidable reasons for cancellation) prior to their stay.

    Pets: Kerry Vale Vineyard has a no pets policy.

    Guest Responsibility: The supervision of children, babies and any adults requiring care remains the responsibility of the guest at all times.

    Guests should put all furniture etc back to where it was at the beginning of the rental period.

    Guests should not leave any items at the property and, if left, Kerry Vale Vineyard has the right to charge for the removal, return or disposal of those items.

    Damage, Loss, Theft: Guests agree to inform Kerry Vale Vineyard of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. Kerry Vale Vineyard may ask for reasonable replacement costs.

    Nuisance: Guests should not cause nuisance or annoyance to occupants of any nearby property.

    If, in the opinion of Kerry Vale Vineyard, any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by the Kerry Vale Vineyard as discharged and Kerry Vale Vineyard may repossess the property immediately. The guest will remain liable for the whole cost of rental and no refund shall be due.

    Access: Guests must allow reasonable access to the property by the Kerry Vale Vineyard for maintenance given reasonable notice.

    Security Deposit: The agent/owner reserves the right to charge the Guest a security deposit payable to Kerry Vale Vineyard.

    Wildlife: The Vineyard House is located in a beautiful rural areas. Please therefore expect to meet some wildlife, including the odd spider, mouse, bird, fly, bee, wasp or other creature, which may make their way into a property unbeknownst to the owner. Spiders in particular are not considered to be a pest and consume up to 2000 other insects per year. If this is likely to be a problem, it would be best not to book. (If any of these creatures are encountered, do not panic, but contact Kerry Vale Vineyard in a calm and reasonable way - but only if the creatures become a serious menace. Otherwise, just open a window or a door and let them out, as this is usually what they prefer.) Kerry Vale Vineyard reserve the right to take no action if they do not consider the existence of the wild life to be a serious threat to health.

    Complaints: Kerry Vale Vineyard inspects the standard of facilities on a regular basis but cannot accept responsibility for any changes made by the owners since the inspection, or failure by the owner to keep the property dry, clean, safe, and in good repair or to have all the items mentioned on the website.

    Kerry Vale Vineyard cannot be held responsible for any perceived inadequacies of the property. Property descriptions and all details both written and verbal are given in good faith and believed to be correct, but interpretation thereof can be subjective and as such their accuracy cannot be guaranteed. Property details may vary over time from photographs and descriptions on the websites.

    Disputes: Any dispute arising out of the booking will be between the guest and Kerry Vale Vineyard. No complaints can be considered unless notified during the guest's stay in the property. It is the duty of guests to minimize any loss to them and therefore it is their responsibility to inform the owner at the earliest possible opportunity of any problem.

    Complaints received after departure cannot be accepted as Kerry Vale Vineyard thereby has no opportunity to resolve the complaint at the time.

    Liability: Kerry Vale Vineyard cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, gas, electrical services or exceptional weather.

    No responsibility is accepted for loss or damage of property, vehicles or vehicle contents belonging to the guest or any member of the party during their occupancy.

    The maximum liability accepted by Kerry Vale Vineyard will be the total cost of the holiday as paid by the guest. No other expenses such as travelling costs or alternative accommodation will be accepted.

    Cancellation by Kerry Vale Vineyard: Kerry Vale Vineyard reserves the right to refuse any booking and to cancel any bookings already made if the property is unavailable (eg through fire, flood, etc) for any reason whatsoever, subject to a full refund of all monies paid (but no further liability). Kerry Vale Vineyard shall be under any other liability if such cancellation occurs.

    No Smoking: Kerry Vale Vineyard has a No Smoking policy.

    Force Majeure: Kerry Vale Vineyard cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, or any other event outside our control.

    Waiver: The failure of Kerry Vale Vineyard to enforce or exercise, at any time or for any period of time, any term of, or any right pursuant to this agreement does not constitute and shall not be construed as a waiver of such term or right.

    Miscellaneous: The guest agrees that the contract with Kerry Vale Vineyard is made at the Kerry Vale Vineyard premises and that any proceedings between the parties shall be conducted in the County Court nearest to the owner.

    Use of our websites and services are bound in accordance with these guest terms and conditions and our privacy policy which outlines how we use and protect your data in delivery of these services.

When can we book?

Bookings during peak season are a minimum of 7 nights. Usually Saturday - Saturday. Mid week bookings for a minimum of 3 nights are available off peak. Please enquire using the form above for prices.

Can We bring our Pets?

Sorry there are no pets allowed.

Is there plenty of Parking?

There is private parking for 4 - 6 cars.

How many guests can the house accommodate?

Maximum occupancy is 6 adults (+ a baby)

What’s the house equipt with?

There is an integrated dishwasher, freezer, washing machine and tumble drier as well as one high chair and one travel cot.
